Render cleaning in Plymouth
A white rendered house going green down one side is one of the most obvious things on a street — and one of the cheapest to reverse.
Softwashing, not pressure washing
Modern render — silicone, acrylic, K-Rend and the through-coloured systems — is a thin, engineered coating. A pressure washer will take it off the wall. Even where it survives, opening up the surface makes it hold dirt worse than it did before.
Render is cleaned by softwashing: a low-pressure application of a biocide that kills the algae and lichen, left to work, then rinsed gently. The wall does the rest over the following couple of weeks.

- Pebbledash and painted masonry
- Green algae, black spotting and red-brown lichen staining
- Gable ends and the shaded north-facing walls that go first
- Windows rinsed down afterwards so you are not left with a mess

Why it always starts on one wall
It is nearly always the north or north-east elevation, and nearly always worst under the eaves, near downpipes and along the base. Those are the parts that stay wet longest. If a gutter is leaking or a downpipe is blocked you will see a distinct dirty stripe — and cleaning the wall without fixing that just resets the clock.

Common questions
Will it damage the render?
Not done this way. That is the whole reason for softwashing rather than pressure washing — the pressure is low and the chemistry does the work.
How long does it last?
Typically three to five years on render, less on a heavily shaded wall or one under trees.
Will it hurt my plants?
Planting and grass at the base of the wall is covered or thoroughly wetted down before and rinsed after. It is a normal part of the job.
My render is painted — is that a problem?
Sound masonry paint is fine. Paint that is already flaking or blown will come off wherever it had lost its grip — we will point that out before starting rather than after.
Can you do the whole house?
Yes. Most people start with the bad elevation and then decide they want the rest to match.
